HOMEOWNER’S ASSOCIATION MEETING

 

MARCH 14, 2022

 

 

Attendees: Karen Grant, Tony Mahoney, Ken Dobosz, Shirley Hosner, Vinnie McCrave

Absent: Jim Glynn, Tom Becker

 

Karen Grant called the meeting to order at 7:03pm.

 

Secretary’s Report: Tony Mahoney read the minutes from previous month’s meeting. Karen Grant motioned that the minutes be approved, Shirley Hosner seconded the motion and all were in favor. Approved.

 

Treasurer’s Report: Shirley Hosner reported the following Financial Reports:

Tony Mahoney motioned to pay bills and accept reports, Ken Dobosz seconded the motion and all were in favor. Passed.

Treasurer then reported on past dues that are late, 6 over $1,000 and the largest is $5,300 (165 Jackson Park), 6 residents still owe $360 ($2,100) and 30 still owe for first quarter. There is $12,934 total still owed for dues, less than 6% overall. We should be receiving the money from county for 165 Jackson Park property soon. Audited reports are available for anyone to review, along with the last 4 years in the Boulevard Clubhouse. If the next level audit is requested, each homeowner will be assessed between $20 to $30 per household. At January’s annual meeting it will need to be voted on if homeowner’s want certified audit by homeowner’s.

Golf Committee: Ken Dobosz reported the following:

Ken asked that the financial report be approved by the Board. Karen made a motion, Tony seconded and all were in favor. Passed.

 

Ham dinner was a success. Good feedback on entertainment. Hope to have him back. Couples golf will stay at 3pm on Friday’s with no advance sign-up sheet. Signs on course now have 7am to 7pm for golfers only. Activity tickets will be sold after golfers. Tickets sales can only be sold 3 weeks in advance of event. Piedmont Block party is free to everyone, PPIPS will have hot dogs and hamburgers for sale.

 

Buildings & Grounds: Tom Becker is on vacation, so Mike Mackey reported that they have received bids on coating of the roof. No one responded to replace roof. He has 1 bid already, need 2 more; once received pass on to board to approve. All fasteners and screws will be removed/replaced. Warranty 20 years.

 

Bocce courts –. Dalton Jodrey made a presentation to buildings and grounds, will be replacing rug on #3, approved by committee. Cost will be $3,358. Karen postponed voting tonight due to Dalton not being able to attend meeting, will call special board meeting to vote to approve, hopefully by Friday.

 

Architectural: Jim Glynn absent, Karen reported that there have been a few things going on – solar panels on people’s homes, will be reviewed by other people. Need a committee for ARC, no one person should have all that burden on them.

 

Rules & Regulations: Tony Mahoney reported that he and Ken have taken steps to get their fudiciary certificates. There are no classes available at this time. After much reading about the statutes, letters were written. Standard Operations Procedures are now available. People are helping and we have a great liaison for the group.

 

CERTS: Vinnie McCrave reported that 9 people attended the committee meeting. Instead of working with the State, they will set up their own CERTS program for Polo Park. Previous person who worked on this, will help in anyway that she can.

 

CAP: Karen Grant reported that there will be a jail tour for cap members on 3/17. At last CAP meeting the deputy sheriff informed us that Posner Park has had a lot of thefts, so please be careful, do the buddy system if possible. Also, golf carts are being stolen so please take key in the house and put in the garage if possible. If anyone has a medical card for marijuana, please see Marcia asap. Concealed weapon class is 3/18. If you see a wild animal, please do not approach, contact animal control. Do not feed the alligators. For cap, had 303 volunteer hours. Next meeting is March 28th. Judy Berube asked about the activity on Covent Garden or back side of Challenger. Karen has asked the sheriff’s department, they can’t disclose at this time, but said residents are safe. Margaret Z reminded those present that in the 80’s people syphoned gas, just be mindful.

 

Ann Peters asked about the next level for audit. Right now our auditor does a financial statement. We’ve had less that $500,000 in funds so a certified audit was not needed. Now that we are, we can do a certified audit. Our costs is $9,000 for filing tax forms and financial statement. Karen explained that it was not necessary in the past to do certified audit. If we do indepth audit it will cost around $20,000 or more. Our lawyer says what we do now is perfect. Homeowner’s will have to vote on audit. If approved, each house would have to have an assessment.

President’s Report: Karen Grant reported the following:

·         Keys have been changed, mismanaged, has no idea who has keys. Kitchen refrigerator, freezer and drawers locks changed. Barb Dundore will pass out keys for kitchen, will need to sign for it. Changed 2 weeks ago, someone has already broke into one of the freezers and broke the new lock. Clubhouse and gym keys have not changed Getting more cameras for areas.

·         Audit available in front office for review.

·         People should not be on golf course during pro shop hours – 7am to 7pm. One of residents got hit in the head. A left handed golfer almost hit Karen and another person on the putting green. Most golf courses around here won’t allow anyone but golfers on course.

·         Will receive money from county for Jackson Park this week. Soon other houses will be up for auction.

·         Stanley Steemer will be here on March 23rd to Challenger Clubhouse to do dance floor, carpets, both bathrooms and kitchen. Clubhouse will interfere with court whist. Pro shop will also be done. They will be here from 2:00pm to 6:00pm.

·         Summer calendar – any ideas of what you would like to do, let someone of the Board know. Food trucks was a hit last summer, maybe have them come back.

 

Mike Mackey was able to show board members the information that Dalton showed to buildings and grounds committee to work on Court #3 for Bocce . Karen Grant motioned and Tony Mahoney seconded and all were in favor. Passed.

 

Barb Woodward asked about zoom meetings. Gary Mrowka will see if it can be done.

 

Karen thanked Judy Berube for working on the calendar and for all that she has done for the community. Starting Monday, the calendar will be housed in the front office – there may be a few glitches – give them time to learn the process. They will need name, phone # and what you time you will need the space. A form will be developed for everyone to fill out which will be better for record keeping.

 

Channel 998 is still available for information for the park. Website, Facebook and Next Door also has information regarding what’s going on. Give the info to the ladies so they can post it on 998. (This channel is available for Comcast customers only.)

 

Karen Grant made a motion to adjourn the meeting at 8:17pm, Tony Mahoney seconded and all were in favor. Meeting adjourned.
