Pledge of Allegiance was led by Daniel
Basham
Prayer was led by Marcia Rockinson. Prior to
the prayer, Marcia let everyone know that Marion Geake had lost her battle
against cancer and to please remember her family in our prayers.
Daniel Basham announced that there was a
quorum and reminded everyone to sign in showing that they were in attendance at
the HOA meeting.
Secretary’s Report by Linda Bailey
Linda B moved that
the board accept the minutes from the previous meeting. Linda S seconded it. All were in favor of accepting the minutes.

Aging Report for
four properties that have gone to the lawyer.
One property is going into foreclosure and will, perhaps, go to
auction. The address of that property is
721 Polo Park Blvd. There are still 20
residents that haven’t paid their HOA dues for April 2024.
Daniel Basham
asked for someone to accept the Treasurer’s Report. Linda S. made a motion to accept the
Treasurer’s Report; Daniel Basham seconded the motion. All were in favor of accepting the
Treasurer’s Report.
Committee Reports
Golf Committee by Mike Wright
Butch and Rick are making up their hours working on
the course. Rick is applying for his
Social Security as he is 67.
Jim
Rose gave the figures for the Pro Shop for the month of May $3,269. Year to date.
$82,887. That puts us up $4,967
for the year in comparison to this time last year. Out of the $82,887 dollars the golf course
has made $435 with just the summer specials that were started. In the honor box we have had 43 people which
is $2,393. Out of the $82,887, $17,000
is membership and punch cards. That puts
us up about $5,000 from this time from last year. The staff at the Pro Shop have had their
hours cut as the golf course is not making much money at the moment.
Buildings and Grounds by Scott Rapp
Scott Rapp made a motion for the beautification
project by Cece.
The project is to plant 3 live oak trees in the triangle with some
benches and some solar light posts. This
project will be totally funded by the summer bingo kitchen. The new trees will be watered by a committee
and will use a neighbor’s water source if needed. The neighbor will be reimbursed for the cost
of the water. Discussion occurred
concerning the type of trees to be planted.
Daniel Basham moved to table this discussion until next month; Jeff
Polston seconded the motion. All were in
favor of tabling the motion.
The islands at the entrance way to our park are owned
by the Polk County. Prior to any work on
the islands (installation of water or electricity), Polk County will require
detailed plans and a contract drawn up.
This discussion has been tabled.
Rules and Regulations by Linda Sheerin
The question of whether a gazebo or
pergola should be allowed in the front yard came up. Linda S would like input from the residents.
The Documents Committee have completed
the Amended and Restated Rules and Regulations.
It will be on the website and copies will be available for anyone who
wants it. Linda S made a motion to
accept the current written Amended and Restated Rules and Regulations; seconded
by Linda B. Jeff Polston raised concerns
about the Rules and Regulations.
Those in favor were Daniel Basham,
Mike Wright, Linda Bailey, Marianne Helmprecht and
Linda Sheerin.
Those who voted against were Jeff
Polston and Scott Rapp.
The Amended and Restated Rules and
Regulations were passed. Daniel Basham
reminded all that the document is a living document and can be amended at any
time.
Architectural (ARC) by Linda Sheerin
Pools by Elise Hersey
Marianne Helmprecht was not
able to attend the Pool Committee meeting so she asked Elise Hersey to
report. Elise reported that the
committee decided to postpone the resurfacing of the Blvd clubhouse pool until
2025.
The Pool Committee decided to ask the board to look at
the cost of conversion, to have the filters replaced and have all the pipes and
joints inspected as well as the heating and repair or replace as need be.

Swale Progress by Scott Rapp
Final
weeks of the Swale project. Scott is
working on getting a clear, level path to the triangle for golf carts. Sometime in the future, there will be a
contest for best swale treatment for which Lowes has graciously donated some
gift cards.
New Business
Welcome Committee by Linda Bailey
Daniel
Basham has volunteered to tour new owners around the park and introduce them to
the office staff on behalf of the Welcome Committee. Marcia Rockinson as
the head of the Committee would like to take this to the Committee for a vote
but thought this was a great idea.

Requested volunteers to help power wash the white
chairs from the Challenger Clubhouse.

Not enough rain for rain
barrels. Buckets are good enough to
water plants.

At this time there is no equipment
to be sold.
Kensington Parking Situation by Linda Bailey
There
is nothing legally that the board can do.
As long as the owner of the vehicle lives in the park, or a guest of the
vehicle owner or a tenant of the vehicle owner, they can park on the roads,
driveway and parking lots. Linda Sheerin
suggested that anyone who is having a problem with the parked vehicle, write a
letter to the owner of said vehicle.
Activity Events by Linda Bailey
Summer Bingo on a
Tuesday evening. Summer hotdogs on
Tuesday at 11:00. Painting with Cece at 5:00. Rummi cube on Wednesday at 11:00. Three-mile walking class at 8:00 am every
Monday, Wednesday and Friday and two-mile on Saturday. Line dancing and pickle ball and bocce and
Sunday night dime bingo are all running.
Sunday there is volleyball in the pool.
Thursday nights there is a jam session at 7:00 in the Challenger
Clubhouse. Linda Ajootian
has arranged a cruise which is posted at each clubhouse.
President’s
Message
If anyone has a
complaint about an employee of the Park, please speak
to a board member and not to the employee.
Do not touch the
PA system in the Challenger Clubhouse unless you have been trained in our PA
system.

a motion to adjourn the meeting; Linda Bailey seconded it.
All were in favor
of adjourning the meeting. Meeting was
adjourned at 8:26.
Open Forum
Lauri Wares gave
us her opinion of the location of a pergola.
George Crandol
talked about the parking on Kensington Park Dr.
Dick Hamilton
asked when a committee will be formed to put in nice vegetation in front of the
walls.
Marcia Rockinson informed us that as of October 2024 those driving
a golf cart must be 18 years of age.
